This building, from 1905, is a former farm that has been completely renovated:
In the house we find on the ground floor the large dining kitchen of 35 m² where a total of 14 persons can eat. The kitchen is fully equipped, including oven, 5-burner stove, microwave and 2 dishwashers. On the first floor is the living room of 37 m² (2 former bedrooms) with a cupboard and enclosed storage space under the stairs. On the second floor there are two bedrooms of almost 15 m² each, the landing and bathroom of 5 m² with bath, washbasin and toilet.
The entire building is equipped with wood pellets central heating (ökofen) with thermostatic valves on the radiators.
In the former barn, with connecting door to the house, located on the second floor there are 4 guest rooms (over 12 to over 14 m²). These rooms each have 2 single beds, a wardrobe and a sitting area with things to make coffee and tea. Furthermore, each room has an on suite bathroom of over 3 m2 with shower, toilet and sink. An extra bed can be placed in 2 of these rooms (beds available).
In addition, on the first floor of the barn there is a gîte / apartment of over 65 m² for 4 persons, consisting of a sitting room of 15 m², a dining kitchen of 14 m², two sleeping mezzanines (12 m²), each with its on suite bathroom, over 4 m² with shower, washbasin and toilet. Because the building is partially buried in the sloping grounds, the living room and the dining kitchen of the gîte have double patio doors with lots of glass and access to the garden / terrace. On the grass, in front of the gîte, is a party tent (3 by 3 m) with a wooden garden set (sofa, table and two chairs).
The whole building is equipped with fire extinguishers and linked smoke detectors and the doors of the gîte and guest rooms to the landings are fire retardant. On the ground floor of the barn there is a large sitting / reading / games room of 26 m² with chairs, table, reading material, regional info, fridge and microwave. Furthermore, a toilet, a room with the fridge and freezers of 3.5 m², the storage room for the granulate / wood pellets for the central heating of 10 m², the washing / heating / storage room and a workshop of resp. 15 and 16 m².
The property has nearly 2 hectares of land (about 8000 m² of grassland with 100 m2 of vegetable garden, and the remaining part is forest). On the grounds are a doghouse, chicken coop, greenhouse, wood storage with storage for garden furniture and trailer (32 m2), (garden) tool shed (10 m2) and a 5-meter caravan. For the summer months we have an Intex swimming pool of almost 10 by 5 meters, with a heat pump to heat the water.

It concerns the house and the 'business part'; everything is complete in sales: everything for food, sleeping, washing, website, addresses, reservations etc of the B&B / gîtes part is and remains present.

The house has no immediate neighbours and is located in a wooded area overlooking the neighbours on the other side of the valley. Yet it is not isolated. It is easy to reach from the main roads, the N906 (Thiers - Ambert) the N996 (Clermont-Ferrand / Issoire - Ambert). The area is ideal for walking, cycling, swimming, etc. Ideal for people who love peace and nature. In the winter, the Chamazel ski area is just a short one-hour drive away.
In the village nearby (2 km) is a small grocery, (bio) butcher, pharmacy, bar / restaurant, post office and schools (kindergarten to licée). The rest, including hospital, can be found in Ambert at about 15 km or Clermont-Ferrand at about 60 km.
